Ever wonder why amateur landlords get themselves in to such pickles?
The attached image is a screenshot from the portal we use to reference tenants. The context of this message is that this young lady viewed aMehr house yesterday evening with us, and paid a £135 holding deposit. By 8am this morning she was asking if she could move today as she was in a hurry. But we have a process, so the answer was no, but we could probably move her in by weekend.
The timing of this is ironic as on Monday, during one of our Property Management Programme monthly coaching calls, one of the students on the call asked if everyone uses a referencing process.

The government has today re-issued the How To Rent Guide that you need to give to tenants at the start of their tenancy.

These ad-hoc updates are not well publicised so this is why we recommend downloading thisMehr guide from the government website each and every time you need to issue it, rather than saving a copy of your files.

If you do not serve this document correctly, you can be prevented from issuing a Section 21 notice later in the tenancy if you need to.

Andrew Carnegie, one of the richest men who ever lived (perhaps the richest) was once being harassed by a socialist who accused his wealth as being the source of world poverty and so should be distributedMehr evenly across all people. Carnegie argued about how his wealth was built on creating wealth for all, but his assailant would have none of it.

Carnegie is said to have turned to an aid and asked him to work out how wealthy he currently was, and how many people there were in the world.

Armed with both figures, he did a quick calculation and turning to his aid is said to have commented "Give that man his 16 cents and escort him from the building".

Oh dear. I know sometimes people think that we’re sticklers for how we want the HMO/house shares we manage to function, but it really can get costly if you push your luck in this market. We’re committed toMehr doing the right thing at all times, and we do this by staying on top of our systems and processes and regularly visiting the properties.

Ultimately, the buck stops with you as landlord, so it’s in your own interests to know that things are being done correctly.

Either appoint a reliable agent (we can recommend one to you 😉) or get yourself some training on how to self manage (we can recommend some😉).

As you know we e been having trouble with rodents in the loft of one of our HMOs.

But you just can’t beat using tech to beat rodents. There is a lot of new equipment around these days and so we invested inMehr some small camera-snares. These are miniature cameras are not only cheap, they are so compact the rat doesn’t even know it’s wearing it.

The camera streams live data to my phone helping me identify where the road and is going and where it is currently located. Take a look now just how clear the footage is:
